Carson City property picked as first NNDA certified program site

A 46-acre industrial site on Arrowhead Drive near the Carson City Airport has been approved as the first property to be designated a Nevada Certified Site, the Northern Nevada Development Authority announced Wednesday.

“We are excited to be able to announce the first Nevada Certified site,” said NNDA Executive Director Robert Hooper. “It took a lot of work from all those involved to put the program together so it is encouraging to see it succeed in certifying the first property. The property owners and RCM Realty Group worked closely with the Certified Site Committee to ensure the process went smoothly and that all the documentation was accurate and complete. The owners’ commitment really helped in getting this site certified quickly.”

The site is the first to meet all of the rigorous criteria set forth by the Nevada Certified Site program, which is designed to provide critical decision making information to business owners and site selectors to allow informed decisions.

To become certified, the owners of a property must prove that their land meets 35 different requirements and benchmarks designed speed up the due diligence period most buyers go through.

The program is intended to attract businesses that are looking to construct their own building but don’t have the time to wait while all of the preliminary assessments are done on the property.

The certified site program goes as far as confirming a phase one environmental assessment has been performed and that the property is appropriately zoned and has adequate transportation access for such uses; among other criteria.

The Arrowhead Drive property is zoned for industrial use and has multiple deeded gate access rights to the Carson City Airport at points yet to be determined. The site consists of 6 parcels which the seller will consider selling separately. The location of this property makes it ideal for any industrial use, especially those dealing with aerospace and aviation.

“We are very proud to own the property that has become the first Certified Site in the State of Nevada,” said RCM Realty Group co-owner Mark Turner. “This designation will help businesses looking to expand or relocate to Northern Nevada feel comfortable. All of the decision-making information they need is now available through NNDA helping to solve any problems up front.”

Because the Carson City Airport is the fifth overall busiest airport and the third busiest general aviation airport in Nevada, the Arrowhead Drive property owners felt this was a big advantage in helping attracting the right business interested in expanding or relocating to Northern Nevada.

“The Certified Sites program is focused on economic development that will help diversify the economies in the rural areas of Northern Nevada,” Property owner Bill Miles said. “The Nevada legislature recently passed AB 161, which gives partial sales and personal property tax abatements to companies that own, operate, manufacture, service, test or assemble aircraft or aircraft components. Because of the location of the property and these new tax laws, property owners felt Arrowhead Drive would be ideal for certification. It’s a win-win for all involved to attract companies here for economic development in Nevada’s growing aviation industry.”

Diversification of the Northern Nevada economy is a positive thing.

“Whether a company relocates to Lake Tahoe, the Tahoe-Reno Industrial Center, or Carson City it demonstrates that the State is interested in attracting quality business and manufacturers, as well as quality employees in higher paying jobs,” Miles said.

The concept of the Certified Sites program lends credibility to those involved in Nevada real estate across the state.

“NNDA is at the forefront of implementing the certified sites process,” Turner said. “RCM Realty Group is coming in on the ground floor.
