Bodine's applies for special use permit at Carson City's North Town Plaza
Bodine’s Casino in Carson City has submitted a special use permit application with the city to open a second restaurant and casino inside the North Town Plaza in north Carson City, the August Community Development Report shows.
The Carson City Planning Commission is scheduled to review the application at its Sept. 28 meeting, the report said.
Carson City Planning Manager Hope Sullivan said Bodine’s plans to occupy a little over 16,000 square feet of space in the southeast corner of the shopping center.
Once the special use permit is approved, the casino can proceed with design plans and begin the permitting process.
“They are very good operators,” said Bruce Robertson, CCIM, the property’s leasing agent with NAI Alliance in Carson City. “We are confident they will be very successful there.”
There is currently about 86,000 square feet of space in the shopping center, Robertson estimated, much of it vacant for years.
The presence of Bodine’s in the shopping center, he said, could likely stimulate the growth of other businesses in the area.
“This could be the catalyst of change that will bring good things to the north end of town, as well as all of Carson City,” Robertson said. “We anticipate there will be a lot of activity once that is built out.”
The North Town Shopping Center, once home to K-Mart and McDonald’s, has struggled for years to attract and keep business.
Difficulties began in 2003 when K-Mart declared Chapter 11 bankruptcy and closed its Super K-Mart Carson City store.
Robertson said the North Town Shopping Center has ownership split three ways. His client owns all of the in-line space, including the buildings that house Starbucks and Bully’s Sports Bar.
Another entity owns the former Super K-Mart space on the north side of the property, while McDonald’s Corporation still owns the site of its former restaurant on the east end fronting North Carson Street and kitty-cornered from Starbucks.
Robertson said for a business like Bodine’s to see the potential of the North Town Plaza is a good market indicator for other future investors.
“It’s encouraging that Bodine’s sees a good business opportunity on the north side,” he said.
Besides Bodine’s main restaurant and casino located at the corner of Clear Creek Road and Highway 395 in South Carson City, the joint ownership of the Carano Family and Mike Pegram also own the Carson Valley Inn in Minden, which was purchased in 2009.
The Carano Family owns the Eldorado Resort Casino in downtown Reno, and are partners in the neighboring Silver Legacy Resort Casino.
Bodine's corporate office has not yet commented on the special use permit application for the North Town Plaza in Carson City.
