Carson City development to add homes, retail and office space to heart of downtown
Construction continues on the much anticipated mixed-use project headed by the Hop and Mae Adams Foundation in Carson City’s downtown historic district.
The parcel bounded by Curry, Nevada, Telegraph and Proctor streets will soon be graced by a historically-inspired three-story complex that will include more than 10,000 square feet of retail and restaurant space, 11,000 square feet of office space and 10 upscale apartments.
The architecture showcases rich exterior textures and luxurious design details that complement and embrace the historic style of Nevada’s capital city. Against a stunning backdrop of the Sierra Nevada, the buildings’ rich woods, brilliant metals, brick and stone will create a distinctive sense of place.
The project includes three separate buildings. Two smaller buildings are residential only. The building facing Telegraph Street contains two apartments with garages, and the other facing Nevada Street holds the remaining 8 garages for the apartments in the main building facing Curry Street.
The large building facing Curry Street is multi-use. The street-level will be leased to various retail shops, and services while the largest rentable space is purpose built with restaurant ready infrastructure and a large patio.
The level above is Class A office space with modern IT infrastructure. The third floor houses eight luxurious, 2 and 3 bedroom apartments with private elevator access, great city views, private balconies and the option to rent a garage.
Steve Neighbors, one of three managing trustees at the Hop and Mae Adams Foundation, explained that the foundation is sensitive in selecting its business tenants. They are selecting tenants that will “bring and add to the downtown community, and not hurt somebody else that’s in the downtown community,” said Neighbors.
At this point, a waiting list for the apartments is much longer than the 10 that will be available. When construction is completed those on the waiting list can tour the apartments and then the Hop and Mae Adams Foundation will select the tenants.
Roughly 80 percent of the office space on the second floor is already leased, while much of the street level is still available.
“The world out there is seeing that things are happening in Carson City, and they’re starting to take interest. That’s part of what we want to do, but we also want to be careful that it’s the growth that the community itself wants,” said Neighbors.
The foundation is working to finish construction by spring 2018.
