Commission to discuss permit extension for 5-story downtown Carson City apartment complex
Pillar Income Asset Management has requested a one-year time extension to December 2023 in regards to the previously approved five-story downtown Carson City apartment complex.
The extension is in regards to an approved Special Use Permit to allow alternative compliance of the Downtown Mixed-Use Standards, specifically standards related to a multi-family residential development located at 906 South Stewart Street.
The location, at the corner of Stewart and 9th Streets, will contain nearly 250 units between 500 sq ft studios to 1,146 sq ft 2-bedroom units, with a parking garage located in the center of the property. There will be a green space with a pool, wet deck and lounge deck, along with a communal club house, pet wash, bicycle storage and more.
In total, the apartment complex has 6 stories, including five stories of units and the roof which contains parking as well.
An anticipated start was noted as the first quarter of 2023, according to Randall A. Johnson of Pillar Income Asset Management.
The Planning Commission first approved the project in Dec. 2020.
A request to extend the expiration of the approved Special Use Permit for the build was submitted in Nov. 2021, and approved.
Another time extension was requested in March, 2022, and the request for an extension was continued from the June 29, 2022 meeting due to staffing issues.
Staff is recommending a new expiration date of the permit to be Dec. 15, 2023, a one-year extension from the current date of expiration.
