Lyon County Commissioners to discuss two new proposed housing developments in Dayton
March 3, 2022, the Board of County Commissioners will address two Development applications affecting the Dayton area.
The first is an application from the Vidler Water Company requesting a Merger & Re-Subdivision/Tentative Subdivision Map for three parcels totaling 166.87 acres to create a 49-lot single-family residential development on approximately 62.8 acres with remainder Parcel A (approximately 20.9 acres) and Remainder Parcel B (approximately 83.1 acres) within the RR-1 (First Rural Residential – 1-acre minimum) zoning district generally located between Comstock Road and Sutro Road south of the Carson River and north of Belmont Lane in Dayton, NV.
In a unanimous decision (7-0) at their February 8, 2022 meeting, the Planning Commission voted to forward a recommendation of denial of the proposed River Ranch Merger & Re-subdivision/Tentative Subdivision Map based on consideration of three findings regarding increasing traffic, public safety regarding the lack of secondary access and lack of sufficient buffering with adjacent 5-acre lots.
The staff has compiled backup information for the aforementioned application. However, there is a letter of request from the applicant for a continuance. Staff recommends continuing the agenda item to the April 7, 2022 Board of Commissioners meeting as requested by the property owner/applicant attached staff report.

The second is a request from Stan Lucas to extend the time period in which to record a final subdivision map or the first in a series of final subdivision maps for the Traditions Village 1 tentative subdivision map, approved on May 3, 2018, that allowed for a maximum of 312 single-family residential lots on approximately 110.7 acres ranging in size from 6,000 sq. ft to over 20.530 sq. ft. generally located on the west side of the intersection of Prairie Gate Road and Nevada Station Parkway within the former Traditions Planned Unit Development site located northwest of the US 50/Traditions Parkway intersection, Dayton, NV
The staff has recommended the Board approve the request with the following findings:
A. The requested extension of time is consistent with the applicable provisions of Lyon County Code;
B. The requested extension of time will not be detrimental to the public health, safety, convenience and welfare; and
C. The requested extension of time will not result in material damage or prejudice to other property in the vicinity
