July real estate report: Median price of homes in Carson City, surrounding counties at $549K

Sierra Nevada Realtors on Monday released its July 2023 report on existing home sales in Carson City, Storey, Lyon, Douglas, Churchill and Washoe counties. This report includes median sales price and the number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of July, SNR saw:

— The median price of an existing single-family home stood at $549,000 (all six counties combined). That is down 0.3% from the previous year.

— The median sales price for a single-family home remained at $570,000 from June 2023 to July 2023 in the Reno-Sparks and Greater Carson City area.

— 657 homes were sold across the Sierra Nevada in July; that is up 6.5% from the previous year with 617 home closings in July 2022.

“We are seeing the market remain consistent from June to July, with market prices rising only slightly,” said Sara Sharkey, Co-President of Sierra Nevada Realtors. “That being said, the number of sales has increased in the last month, demonstrating the health of the market for buyers and sellers.”

For 2023, it’s important to know that members of the Sierra Nevada Realtors can help buyers and sellers learn what programs might be right for them. More information, divided by county, is provided below. All sales numbers are for existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

In July 2023, Carson City had 55 sales of existing single-family homes, an increase of 1.9% from last year and an increase of 1.9% from the previous month.

The median sales price for an existing single-family residence was $510,000, a decrease of 4.2% from the previous year and an increase of 3.8% from the previous month.

The existing condominium/townhome median sales price in July 2023 was $320,000 an increase of 12.3% from last year.

Douglas County

In July 2023, Douglas County had 60 sales of existing single-family homes, a decrease of 15.5% from the previous month and an increase of 17.6% from last year.

The median sales price for an existing single-family residence was $731,787, an increase of 18.8% from the previous month and an increase of 0.2% from last year.

Lyon County

In July 2023, Lyon County had 34 sales of existing single-family homes, a decrease of 22.7% from the previous month and an increase of 17.2% from last year.

The median sales price for an existing single-family residence was $424,495, a decrease of 10.1% from the previous month and a decrease of 0.1% from last year.

Storey County

In July 2023, Storey County had 10 sales of existing single-family homes, an increase of 42.9% from the previous month and an increase of 100% from last year.

The median sales price for an existing single-family residence was $487,500, a decrease of 11.2% from the previous year and a decrease of 4.4% from last month.

Washoe County (Excluding Incline Village)

In July 2023, Washoe County, excluding the area of Incline Village, saw 509 new listings and 428 closed sales.
The median sales price for an existing single-family residence in Washoe County was $574,475, a decrease of 0.1% from the previous month and down less than 0.1% from last year.
The median sales price of an existing condominium/townhome in Washoe County in July 2023 was $330,000, a decrease of 9.6% from last year.

Churchill County

In July 2023, Churchill County had 70 sales of existing single-family homes, a decrease of 7.9% from the previous month and an increase of 29.6% from last year.

The median sales price for an existing single-family residence was $369,520, a decrease of 1.6% from the previous month and a decrease of 7.5% from last year.

The true motto of Nevada is “All for Our Country,” which, interestingly, was born out of the same circumstances as the more often used Battle Born.
