Building Boom: Valuation of Carson City building permits highest in a decade
The total valuation of building permits issued by the Municipality of Carson City has reached its highest level in ten years, data from the Carson City Community Development Department shows.
In its monthly report for April, the Community Development Department released figures over the past nine months of county fiscal year 2016-17, which runs from June to July of the next year. The close of this fiscal year's third quarter showed total building permit valuation of $5.3 million, which surpassed the total valuation amount from last fiscal year and is the highest in a decade.
Residential construction this year is the highest it's been since 2004-05, the April Community Development report shows, with total property values of just under $40 million.
New commercial construction also achieved its highest value over the past nine months than it has since fiscal year 2008-09. More than $20 million in total property value has been developed this fiscal year so far.
A little less than 200 building permits were issued in 2016, while just under 50 permits have been issued in 2017 to-date. Carson City has experienced the most building activity over the past 12 months than it had for an entire decade prior.
Commercial building permits approved through March 2017 include one for a new Towne Place Suites by Marriott hotel located off South Curry and Clearview Drive next door to the Galaxy Theater in South Carson City.
Carson Tahoe is building its Assisted Living care facility at 1001 Mountain Street, while the mixed use commercial and residential project by Adams Hub on Curry Street between Proctor and Telegraph is also under construction.
This project will feature first and second floor commercial spaces, along with third and fourth floor residential units, in a Victorian-inspired architectural design.
Residential building projects currently underway include a section of seven attached town homes at Anderson and Robinson streets; a four-unit apartment complex on Linda Kay Court off Fifth Street; and a 64-unit expansion of Bella Lago apartments off Airport Road.
Site improvements have also begun on residential projects off Little Lane, State Street, and expansion of the Silver Oak Planned Unit Development on Oak Ridge Drive.
Arbor Villas off Little Lane and Mills Landing off State Street both broke ground just within the past month with their site improvement permits issued.
A site improvement permit has also been approved for Jackson Village, a 41-unit single family detached residential community off Eagle State Lane in South Carson City.
The 39-unit Richard's Crossing apartment complex on Jeanell Drive is holding its open house and grand opening this Wednesday from 2-5 p.m. as construction has been completed.
