Valley Knolls subdivision breaks ground in Douglas while Schulz Ranch expands in Carson City
A new subdivision is being built just over the South Carson, North Douglas County line known as the Valley Knolls Development, which is adjacent to the Schulz Ranch housing division, which has just entered Phase 5.
Phase 5 of Schulz Ranch housing division is in the process of being built in the growing subdivision, located in South Carson City near the Douglas County line at the east end of Topsy Lane.
The tentative subdivision map for Schulz Ranch Phase 5 was approved by the Board of Supervisors on Sept. 19, 2019 and the final map was approved on Dec. 17, 2020.
Schulz Ranch Park sits at the center of the subdivision, and was unveiled in 2019.
Housing prices for the Schulz Ranch subdivision are priced at around $400,000.
The approved phase of the project created an additional 29 single family residential lots, with an average lot size of 9,465 square feet.
On the other side of the county line, the Valley Knolls Subdivision has begun some construction and grading work, according to Douglas County’s Public Information Officer Melissa Blosser.
The Valley Knolls Development will have up to 178 single family units and 96 triplex units.
The development was approved in 2018 and also included a community center and recreational facilities; however, it is unclear if these buildings are still planned.
Building of the Valley Knolls Development should begin in a few months, said Blosser.
According to Blosser, the project is subject to the county’s growth management ordinance, which limits growth to two percent annually.
