NNDA announces latest Nevada Certified Sites in Fernley, Carson Valley
CARSON CITY — Northern Nevada Development Authority announced Wednesday the approval of the fourth and fifth Nevada Certified Sites in the Sierra Region. The fourth site designation was completed in collaboration with NNDA’s first U.S. Environmental Protection Agency Brownfields Coalition Assessment Cooperative Agreement, and the fifth site is the first one designated in Douglas County.
The Crossroads Commerce Center south site is the fourth one approved, and consists of 12 parcels totaling approximately 2,153 acres. Located along Interstate 80 within the city limits of Fernley, the site is on the northeastern-southeastern side of I-80 and north of U.S. Route 50 Alternate.
The site is zoned for a mix of industrial and commercial use, and the Union Pacific Railroad main line runs immediately south of the property. Polaris Industries is purchasing part of the site for its recently announced new multi-brand distribution center.

In addition to the site being ready for immediate development, Crossroads has flat land with excellent soils, making development easy as well," said Brian Armon, Managing Partner – Cushman Wakefield who represents Sonterra Development, LLC, the property’s owner.
“The convergence of I-80, US 50A, and US 95A makes Crossroads Commerce Center a prime geographic location for industrial and commercial operations attracted by Nevada’s business-friendly environment," said Armon. "This is further enhanced by the Sierra Region’s unique position as the only location in the Western U.S. to be within a one-day truck transit range of nearly 60 million customers and U.S. deep sea ports serving the Pacific Rim.”
The Heybourne Airport Centre site, the fifth approval, is located in the heart of the Carson Valley, at the southeast corner of Heybourne Road and Johnson Lane in Minden, Nev.
Zoned light industrial, the property’s 40 acres offer many development options on level land. The site is a prime location, as it is situated on a highly trafficked corner, and very visible and accessible from nearby major roads. Heybourne Airport Centre is within one mile east of US 395, two miles north of Minden-Tahoe Airport, 10.5 miles south of Carson City and 22 miles east of South Lake Tahoe.
“With the critical assistance of our NNDA Partners, the Nevada Certified Sites program is helping to more quickly build an inventory of needed and qualified industrial property in the Sierra Region," said Andrew Haskin, NNDA Director of Business Development. "Being able to combine it, when possible, with our EPA brownfields grants is a major plus toward this effort.”
A Nevada Certified Site designation serves as a pre-qualification, via a seamless and streamlined process, indicating that a property’s title is clear, it possesses sufficient utilities and other infrastructure required for commercial use, is properly zoned and has adequate transportation access for distribution and logistics.
It reduces the risk often associated with development by providing detailed and current information about a site including price and availability, utilities, access, environmental concerns and potential site development challenges. The designation results in turnkey properties for businesses that want to move forward quickly.
The goal of the Nevada Certified Sites program is to provide a regional inventory of commercial sites that have undergone a rigorous pre-qualification process to ensure they meet a consistent set of standards.
