Sierra Nevada Realtors release March 2023 Northern Nevada home sales report

Sierra Nevada Realtors released its March 2023 report Tuesday on existing home sales in Washoe, Storey, Lyon, Douglas, Churchill counties, along with Carson City. This report includes median sales price and the number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of March, SNR saw:

— The median price of an existing single-family home stood at $485,000 (all six counties combined). That is down 9.3% from the previous year.

— The median sales price for a single-family home increased by 1.5% from February 2023 to March 2023 in the Reno-Sparks and Greater Carson area.

— 611 homes were sold across the Sierra Nevada in March; that is down 21.9% from the previous year with 782 home closings in March 2022.

For 2023, it’s important to know that members of the Sierra Nevada Realtors can help buyers and sellers learn what programs might be right for them. More information, divided by county, is provided below. All sales numbers are for existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

In March 2023, Carson City had 39 sales of existing single-family homes, a decrease of 31.6 percent from last year and a 30 percent increase from the previous month.

The median sales price for an existing single-family residence was $450,000, a decrease of 7.2 percent from the previous year and a 8.9 percent decrease from the previous month.

The existing condominium/townhome median sales price in March 2023 was $290,000, a decrease of 12.1 percent from last year.

Douglas County

In March 2023, Douglas County had 35 sales of existing single-family homes, an increase of 25 percent from the previous month and a decrease of 50.7 percent from last year.

The median sales price for an existing single-family residence was $497,500, a decrease of 12.1 percent from the previous month and a decrease of 19.1 percent from last year.

Lyon County

In March 2023, Lyon County had 96 sales of existing single-family homes, an increase of 33.3 percent from the previous month and a decrease of 14.3 percent from last year.

The median sales price for an existing single-family residence was $371,950, a decrease of 3.9 percent from the previous month and a decrease of 7 percent from last year.

Churchill County

In March 2023, Churchill County had 31 sales of existing single-family homes, an increase of 72.2 percent from the previous month and an increase of 14.8 percent from last year.

The median sales price for an existing single-family residence was $340,000, an increase of 2.3 percent from the previous month and an increase of 1.5 percent from last year.

Storey County

In March 2023, Storey County had two sales of existing single-family homes, a decrease of 60 percent from the previous month and a decrease of 60 percent from last year.

The median sales price for an existing single-family residence was $635,000, an increase of 39.6 percent from the previous month and an increase of 61.7 percent from last year.

Washoe County (Excluding Incline Village)

In March 2023, Washoe County, excluding the area of Incline Village, saw 416 new listings and 399 closed sales.
The median sales price for an existing single-family residence in Washoe County was $528,500, an increase of 3 percent from the previous month and down 8.1 percent from last year.

The median sales price of an existing condominium/townhome in Washoe County in March 2023 was $315,000, an increase of 5 percent from last year.

On the morning of Saturday, May 11, volunteers will fan out across the Truckee River watershed to collect and test water samples from creeks, streams, smaller lakes, and Lake Tahoe itself to take a “snapshot” of water quality at a single moment in time for this important source of drinking water and outdoor recreation.
