December median sales price for homes in Carson City edges down slightly to $507,475

Sierra Nevada Realtors released its December 2023 report on existing home sales in Carson City, Washoe, Storey, Lyon, Douglas and Churchill counties. This report includes median sales price and the number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of December, SNR saw:

— The median sales price for an existing single-family residence in Washoe County was $565,500, an increase of 2.4% from the previous month

— In December 2023, Lyon County had an increase of 8.6% from the previous month with the median sales price of $366,000 for existing single-family homes and manufactured properties.

— In December 2023, Churchill County had 17 sales of existing single-family homes, an increase of 41.7% from the previous month.

“As we head into the winter months, we expect to see a decrease in new listings as historically sellers will wait until the spring to plan their relocation,” said Robert Bartshe, 2024 President of Sierra Nevada Realtors. “We are seeing that properties are taking about 24 days to go under contract, compared to 16 days in 2022.”

For 2024, it’s important to know that members of the Sierra Nevada Realtors can help buyers and sellers learn what programs might be right for them. More information, divided by county, is provided below. Sales numbers in Washoe, Storey, Douglas, Churchill counties, along with Carson City, are for existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, however, it does include manufactured homes.

Note: These numbers reflect the statistics from January 10 and are most accurate due to the portal numbers not locking.

Carson City

In December 2023, Carson City had 36 sales of existing single-family homes, a decrease of 14.3% from the previous month and an increase of 38.5% from last year.

The median sales price for an existing single-family residence was $507,475, a decrease of .5% from the previous month and a decrease of 3.9% from the previous year.

The existing condominium/townhome median sales price in December 2023 was $365,000 an increase of 14.8% from last year.

Lyon County (Includes manufactured and single-family residences)

In December 2023, Lyon County had 73 sales of existing single-family homes and manufactured properties, a decrease of 17% from the previous month and a decrease of 13.1% from last year.

The median sales price for existing manufactured and single-family residences was $399,000, an increase of 8.6% from last month and an increase of 9.3% from the previous year.

Douglas County
In December 2023, Douglas County had 39 sales of existing single-family homes, a decrease of 9.3% from the previous month and an increase of 11.4% from last year.

The median sales price for an existing single-family residence was $698,000, an increase of .4% from the previous month and an increase of 18.3% from last year.

Washoe County (Excluding Incline Village)
In December 2023, Washoe County, excluding the area of Incline Village, saw 200 new listings and 270 closed sales.

The median sales price for an existing single-family residence in Washoe County was $565,500, an increase of 2.4% from the previous month and an increase of 9.5% from last year.

The median sales price of an existing condominium/townhome in Washoe County in December 202 was $390,000, up 24% from last year.

Churchill County
— In December 2023, Churchill County had 17 sales of existing single-family homes, an increase of 41.7% from the previous month and a decrease of 22.7% from last year.

— The median sales price for an existing single-family residence was $365,000, a decrease of 25 from the previous month and an increase of 8.8% from last year.

Storey County
In December 2023, Storey County had 2 sales of existing single-family homes, a decrease of 60% from the previous month and a decrease of 33.3% from last year.

The median sales price for an existing single-family residence was $459,500, a decrease of 17.9% from the previous month and a decrease of 61.7% from last year.
