Local Property and Paper Event at Adams Hub: Creating Wealth Through Real Estate and Notes
Dawn Rickabaugh is the founder of NQ Capital, Inc., a Carson City-based, family-operated investment company that focuses on building wealth through real estate. She has been buying owner-financed notes since 2009, developing a unique expertise in this poorly-understood investment vehicle. Dawn brings the Property and Paper Summit to South Lake Tahoe October 9-10, and hosts a monthly Meetup in Carson City.
When she moved to Carson over 3 years ago, Dawn turned her attention to real estate investing and realized that her knowledge of the note business gave her a competitive edge.
“I can do things my competitors can't,” explains Dawn. “Ignorance of the secondary market for seller-carry notes is the Achilles heel of real estate investors and professionals alike. I'd like to help change that.” Her passion is to liberate and empower investors, buyers, sellers and real estate professionals. “I want to help people unplug from Washington and Wall Street and be capable of creating independent, home-grown financial solutions, just one Mom and Pop to another,” she says.
Since she arrived here in town, she has saved several escrows from falling apart, and given more than a dozen families the opportunity to escape the rent cycle and own their own homes by offering terms, or "carrying back the financing," on properties she has sold them.
More home ownership means more stability and wealth for families, which makes our community more economically resilient.
Many qualified buyers simply fall through the cracks and can't get bank financing, and NQ Capital is living proof that the private sector can help close the gap while safely making 12-20X what the banks are paying on savings accounts. We all prosper when we learn how to keep our money here, instead of sending it up the food chain. "I've just drawn a line in the sand," she says. "I never ask a bank for financing. I either pay cash or get seller financing when I'm buying. Weary landlords and other sellers are often happy to defer capital gains and increase their income for retirement."

The Property & Paper Summit is a two day event, featuring an array of experts in the specialized niche of owner financing and note investing. Profits from the program are being donated to the Boys and Girls Club of Western Nevada. It takes place October 9-10, in South Lake Tahoe.
