Home Buyers

Looking To Sell? Neutralize Your Home

In looking to sell a home quickly and as painlessly as possible, the home seller must go through a process of removing the owner’s (or tenants’) presence from the house. This process is known in the real estate industry as “neutralization.” A more appropriate moniker for neutralization is “depersonalizing.”

Column: Christmas shows us that we are all essential

Of the many lessons to be learned from 2020, not the least of which is that there's no such thing as a non-essential person.

To insist otherwise degrades the value of human dignity. Kind of like the way Henry F. Potter made George Bailey feel on Christmas Eve one year at the end of World War II.

Think Buying a Home Will Be More Affordable in 2019? Think Again

There’s no denying that it’s tough out there for buyers. The inventory shortage has created a market that’s more competitive than normal. As a potential buyer, you might be thinking “I should probably wait until next year to make a move.”

But if you want to get the best deal on a home, you should probably rethink that idea.

According to the most recent US Home Price Insights from CoreLogic, home prices are expected to rise 5.7% year-over-year—meaning a house you might be considering buying today will be 5.7% more expensive if you wait until this time next year to make a purchase.

Nevada Rural Housing Authority Helps Nevadans Buy Homes of Their Own

Buying a home has long been the American dream, but it’s not always easy. While many can afford the monthly mortgage -which oftentimes is less than rent - coming up with the down payment can be daunting.

That’s where the Nevada Rural Housing Authority (NRHA) comes in. Founded in 1973, NRHA has a mission to put rural Nevadans into homes they can afford, which is the cornerstone for building healthy communities.

Based on that philosophy, NRHA created the Home At Last™ (HAL) Home Buyer program in 2006, providing qualified rural Nevada families with the help they need to purchase a home.

Longer Wait Time for Post-Short Sale Buyers

RENO, NV - As of August 16th, Fannie Mae is changing the rules for home buyers who have had a past short sale. In the past, they could get a conventional loan 2 years after a short sale. Now, they'll have to wait four years for loan approval. Unless, that is, you've already made an offer on a new home.

Interest rate is now at an all time low for program designed to help you buy a home

A popular, new program offered by the Nevada Rural Housing Authority (NRHA) is making home ownership even more affordable. Through the Home at Last™ Access program, qualified home buyers receive a generous 4 percent down payment grant, which does not have to be paid back.

Now, the program is offering even lower mortgage interest rates on a conventional, 30-year fixed rate loan. Through participating lenders, the interest rates on FHA, VA or USDA-RD home mortgages have dropped from 3.75 percent to the current rate of 3.5 percent, which is an historic low.

Board of Supervisors to look at property tax increase tomorrow

I received a call from the Builders Association of Western Nevada this afternoon about a big property tax increase the Carson City Board of Supervisors is going to vote on tomorrow.

The funny thing is, I read through the agenda last week and didn't see it. But it was easy to miss. It is number 15 on the agenda, and the language used gives very little clue as to what it is (the document is attached below).
