Median home price in Carson City down 5.8 percent in July; up in Lyon, Douglas and Washoe counties
Sierra Nevada Realtors this week released its July 2024 report on existing home sales in Carson City and Douglas, Lyon, Storey Churchill and Washoe counties. The report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.
July housing market highlights include:
— The median sales price for a single-family home has increased since last month, but decreased since last year in Lyon and Douglas County, and decreased since last month, but increased since last year in Carson City and Churchill County.
— The housing market currently has 5.2% more active single-family home inventory available across all six regions compared to last month.
— The median sales price for a single-family residence is $575,000 across all six regions combined, which is 1.8% more than the month prior.

Sales numbers in Washoe, Storey, Douglas, and Churchill counties, along with Carson City, are for existing “stick-built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “stick-built, single-family dwellings” only and do not include condominiums or townhomes, however, it does include manufactured homes.

Carson City
In July 2024, Carson City had 75 sales of existing single-family homes, a 47.1% increase from the previous month and 23% from last year.
The median sales price for an existing single-family residence was $527,405, an decrease of 5.8% from the previous month and an increase of 3.8% from the previous year.
The existing condominium/townhome median sales price in July 2024 was $300,000, a decrease of 2.5% from last month and of 6.3% from last year.
Lyon County (Includes stick-built, manufactured and single-family residences)
In July 2024, Lyon County had 106 sales of existing single-family homes and manufactured properties, a decrease of 4.5% from the previous month and an increase of 2.9% from last year.
The median sales price for existing manufactured and single-family residences were $386,845, an increase of 3.2% from last month and a decrease of 0.6% from the previous year.
Douglas County
In July 2024, Douglas County had 56 sales of existing single-family homes, an increase of 19.1% from the previous month and a decrease of 11.1% from last year.
The median sales price for an existing single-family residence was $760,325, an increase of 5.6% from the previous month and a decrease of 1.3% from last year.
Churchill County
In July 2024, Churchill County had 19 sales of existing single-family homes, a decrease of 9.5% from the previous month and an increase of 18.8% from last year.
The median sales price for an existing single-family residence was $395,000 a decrease of 6% from the previous month and up 21.5% from last year.
Storey County
In July 2024, Storey County had one sale of an existing single-family home, with no change from the previous month and down 80% last year.
The median sales price for an existing single-family residence was $377,450, a decrease of 20.5% from the previous month.
Washoe County (Excluding Incline Village)
In July 2024, Washoe County, excluding the area of Incline Village, saw 549 new listings and 434 closed sales.
The median sales price for an existing single-family residence in Washoe County was $607,500, an increase of 1.3% from the previous month and an increase of 6.6% from last year.
The median sales price of an existing condominium/townhome in Washoe County in July 2024 was $362,500, up 8.2% from last month and 9.8% from last year.
