This report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.</p> <p>April Market Highlights:</p> <p>The median home price across the six counties (Washoe, Storey, Lyon, Douglas, and Churchill counties, along with Carson City) for April was $535,000, an increase of 1% from the previous month. </p> <p>Single-family home prices are up in all six regions compared to this time last year.</p> <p>The number of listings has increased from last month in all regions except Storey County. </p> <p>“As we transition from Spring to Summer months, it is evident that the local housing market is heating up,” said SNR president Robert Bartshe. “Home prices have increased from this time last year, however it is a great time to enter the market. Sales numbers in Washoe, Storey, Douglas, and Churchill counties, along with Carson City, are for existing “stick-built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “stick-built, single-family dwellings” only and do not include condominiums or townhomes, however, it does include manufactured homes.</p> <p>Note: These numbers reflect the statistics from May 6, 2024 and are most accurate due to the portal numbers not locking. For the most updated statistics, please contact SNR. </p> <p><strong>Carson City</strong></p> <p>In April 2024, Carson City had 51 sales of existing single-family homes, a 10.9% increase from the previous month and from last year.</p> <p>The median sales price for an existing single-family residence was $495,000, a decrease of 12.8% from the previous month and an increase of 3.8% from the previous year.</p> <p>The existing condominium/townhome median sales price in April 2024 was $424,000, an increase of 32.5% from last year.</p> <p><strong>Lyon County (Includes manufactured and single-family residences)</strong></p> <p>In April 2024, Lyon County had 90 sales of existing single-family homes and manufactured properties, a decrease of 17.4% from the previous month and a decrease of 8.2% from last year.</p> <p>The median sales price for existing manufactured and single-family residences were $380,500, a decrease of 3.5% from last month and an increase of 8.7% from the previous year.</p> <p><strong>Douglas County</strong></p> <p>In April 2024, Douglas County had 61 sales of existing single-family homes, an increase of 35.6% from the previous month and a decrease of 7.6% from last year.</p> <p>The median sales price for an existing single-family residence was $661,000, an increase of 12% from the previous month and an increase of 27.1% from last year.</p> <p><strong>Storey County</strong></p> <p>In April 2024, Storey County had 4 sales of existing single-family homes, down 20% from the previous month and up 33.3% from last year.</p> <p>The median sales price for an existing single-family residence was $595,000, an increase of 8.2% from the previous month and an increase of 42% from last year.</p> <p><strong>Washoe County (Excluding Incline Village)</strong></p> <p>In April 2024, Washoe County, excluding the area of Incline Village, saw 499 new listings and 373 closed sales.<br /> The median sales price for an existing single-family residence in Washoe County was $565,000, a decrease of 1.7% from the previous month and an increase of 4.6% from last year.</p> <p>The median sales price of an existing condominium/townhome in Washoe County in April 2024 was $365,820, 16.1% up from last year.</p> <p><strong>Churchill County</strong></p> <p>In April 2024, Churchill County had 23 sales of existing single-family homes, a decrease of 8% from the previous month and a decrease of 14.8% from last year.<br /> The median sales price for an existing single-family residence was $385,000, an increase of 5.5% from the previous month and up 13.9% from last year.</p> <p>Sierra Nevada Realtors is a realtor association serving six northern Nevada counties including Carson City, Churchill, Douglas, Lyon, and Washoe counties. The caller additionally provided that he barricaded himself inside the house, was armed with a rifle, and had planted pipe bombs at the residence.</p> <p>Responding deputies established a perimeter around the residence, and announcements were given through a patrol vehicle’s Public Announcement (PA) speaker for them to exit the house. Shortly afterward, a resident who appeared was safely detained and questioned. After speaking with the resident, deputies conducted a welfare check on the other occupants of the home, and concluded the call was a hoax (or “swatting” call).</p> <p>Swatting is a dangerous prank where someone falsely reports a serious emergency that results in a heavily armed police response, often involving SWAT teams (hence the term "swatting"). Swatting incidents can have severe consequences, including injury or even death, as they create highly stressful and potentially dangerous situations for both the victims and law enforcement officers involved.</p> <p>If you find yourself in a situation where you are either the victim of a swatting, or are being targeted by a swatting attempt, it is crucial to stay as calm and composed as possible while interacting with responders. They were joined by teams doing the same tests simultaneously in other regions of the watershed.</p> <p>Since 2001, Snapshot Day partners have sampled sites from Meyers to Tahoe’s North Shore, on to Truckee and through Reno, terminating at Pyramid Lake. By collecting water quality data from the same sites each year, the League to Save Lake Tahoe and event partners can track changes in the health of Lake Tahoe and the Truckee River watershed. For the past eight years, the League has focused on the upper watershed, which includes the headwaters of the Upper Truckee River and dozens of water bodies across the South Shore.</p> <p>“What was surprising is just how much goes into monitoring all the different tributaries that go into Lake Tahoe,” commented Ian Walter, a first-time participant in Snapshot Day.</p> <p>As volunteers waded into marshes and streams to take measurements of characteristics like pH, dissolved oxygen, and electrical conductivity, they became “citizen scientists” for the day, contributing important environmental data. They also gained a deeper understanding and connection to the watershed where they play, visit, live, and work.</p> <p>“I think it’s important for us to do our part. Especially if we love a place, it’s up to us to protect it,” said Aislinn Kari, another first-time Snapshot Day volunteer who made the journey from Reno to join in. “Being a part of this and feeling as if I contributed something, it just feels good.”</p> <p>With the addition of this year’s sampling, there is a robust water quality dataset stretching back nearly a quarter century. It allows researchers, scientists, and organizations like the League to track changes in important water quality parameters, as well as gain a better understanding of how the Tahoe ecosystem responds to environmental shocks like droughts and wildfires. The data analysis can also guide planning for ecosystem restoration projects and other efforts that make the Tahoe environment more resilient in the face of climate change.</p> <p>“Since 2001, the water quality data collection and field assessments for Snapshot Day have played an integral part in telling the story of Lake Tahoe's health,” said Deirdre Francks, Science and Data Coordinator from the League to Save Lake Tahoe. “Next year, for the 25th year of the event, we are going to compile a larger report highlighting the story of Lake Tahoe, its clarity, and the volunteers that ensure it remains healthy for future generations."</p> <p>In addition to water quality tests conducted by citizen scientists in the field, samples are also taken to a lab to be analyzed for bacteria, total dissolved solids, and turbidity by generous event partners from the South Tahoe Public Utility District and Lahontan Regional Water Quality Control Board.</p> <p>Snapshot Day partners look forward to analyzing this year’s data and sharing findings with the public in the coming months.
