Sierra Nevada Realtors June housing market report shows continued growth in Lyon County

Sierra Nevada Realtors last week released its June 2023 report on existing home sales in Carson City, Washoe, Storey, Lyon, Douglas and Churchill counties.

This report includes median sales price and the number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of June, SNR saw:

— The median price of an existing single-family home stood at $545,000 (all six counties combined). That is down 1.8% from the previous year.

— The median sales price for a single-family home increased by 4.1% from May 2023 to June 2023 in the Reno-Sparks and Greater Carson area.

— 695 homes were sold across the Sierra Nevada in June; that is down 19.9% from the previous year with 801 home closings in May 2022.

“During the summer months, we see home prices begin to temporarily tick up as buyers tend to move more and sellers show off their homes,” said Sara Sharkey, Co-President of Sierra Nevada Realtors. “However, we are still a far cry from the peak of the housing market in the summer, with home prices currently down in Reno-Sparks compared to this time last year.”

“As someone who works and lives in Lyon County, you can really feel the growth of the housing market in the community.” said Christie Fernquest, Co-President of Sierra Nevada Realtors. “Closed sales are up from last June, which can’t be said for any other region in the Sierra Nevada.”

For 2023, it’s important to know that members of the Sierra Nevada Realtors can help buyers and sellers learn what programs might be right for them. More information, divided by county, is provided below. All sales numbers are for existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

In June 2023, Carson City had 54 sales of existing single-family homes, a decrease of 11.5 percent from last year and an increase of 28.6 percent from the previous month.

The median sales price for an existing single-family residence was $491,471, an increase of 0.3 percent from the previous year and an increase of 3.0 percent from the previous month.

The existing condominium/townhome median sales price in June 2023 was $285,000, a decrease of 1.1 percent from last year.

Washoe County (Excluding Incline Village)

In June 2023, Washoe County, excluding the area of Incline Village, saw 557 new listings and 438 closed sales.
The median sales price for an existing single-family residence in Washoe County was $575,000, an increase of 3.6 percent from the previous month and down 4.2 percent from last year.

The median sales price of an existing condominium/townhome in Washoe County in June 2023 was $341,500, an increase of 0.4% percent from last year.

Lyon County

In June 2023, Lyon County had 98 sales of existing single-family homes, an increase of 8.9 percent from the previous month and an increase of 11.4 percent from last year.

The median sales price for an existing single-family residence was $413,495, an increase of 6.1 percent from the previous month and a decrease of 4.9 percent from last year.

Douglas County

In June 2023, Douglas County had 69 sales of existing single-family homes, an increase of 6.2 percent from the previous month and a decrease of 6.8 percent from last year.

The median sales price for an existing single-family residence was $616,000, an increase of 17.3 percent from the previous month and a decrease of 6.8 percent from last year.

Churchill County

In June 2023, Churchill County had 21 sales of existing single-family homes, a decrease of 32.3 percent from the previous month and a decrease of 34.4 percent from last year.

The median sales price for an existing single-family residence was $385,500, an increase of 7.1 percent from the previous month and an increase of 9.1 percent from last year.

Storey County

In June 2023, Storey County had seven sales of existing single-family homes, an increase of 75 percent from the previous month and a decrease of 41.7 percent from last year.

The median sales price for an existing single-family residence was $510,000, a decrease of 19.6 percent from the previous year and a decrease of 17.5 percent from last month.
