COVID 19 and Real Estate – What You Need To Know- One Realtors Advice.
Nevada’s response to the COVID-19 pandemic has restricted the activities of many local businesses that aren’t considered “essential.” Realtors are among the list included in essential businesses, so are lenders, title companies, and banks.
With that said and with direction from Nevada Realtors Association at the state level there are some things to be aware of.
1. There are still homes for sale and there are still buyers looking, however the practice of how we as a realtor community show homes and market homes for sale will need to be adapted to follow COVID 19 social distancing recommendations. The number one thing to be aware of is the entire process of buying and selling a home will likely take longer than we have seen in our recent market.
2. Can I look at homes? YES – the state is recommending that homes be shown by FaceTime or other means where possible. For homes that must have in person showings, practice social distancing by not standing closer than six feet while viewing the home with your realtor. It is recommended to sanitize your hands before entering and wash your hands after. Also, you will need to drive to the home in your own car. Riding with your realtor in their car to look at homes is not recommended by NVR. Should you decide to write an offer on a home, it is recommended that instead of meeting in your realtor’s office, that all paperwork be done remotely through electronic signing means.
3. Can I have an open house on my home that is listed? NO – as of right now NVR is recommending that there be no open houses held and is encouraging the use of virtual tours. I personally have 3D tours done on each of my listings which allow for a 360-degree view and tour of the home.
4. Will I be able to close on my home already in Escrow? YES – Title companies are financial institutions and are considered essential. The way signings are done with buyers and sellers will change a little bit and likely your lender and realtors will not be able to attend the signing with you in order to comply with social distancing.
5. Will I be able to get a moving truck? As of right now and the information I have been able to pull together, yes U-Haul and other companies are considered transportation services and are deemed essential.
