Carson City Planning Commission to discuss Andersen Ranch subdivision, developer meet and greet Friday
Plans for a subdivision development at the Andersen Ranch property — which has generated much debate for and against — will be discussed at the Dec. 17 Carson City Planning Commission meeting.
"The Planning Division has received a Tentative Subdivision Map application for a portion of the Andersen Ranch property (between Ormsby Boulevard and Mountain Street) that was formerly the subject of the 'Vintage' subdivision project," according to the Division.

The application will be scheduled for a public hearing at the Planning Commission meeting of Tuesday, Dec. 17.
Anyone interested can check the Planning Commission agendas webpage approximately one week before the meeting for the agenda (with approximate time), staff report and complete meeting packet. This proposed project is intended to replace the prior approval for the Vintage project, including the prior approval for the portion of the property on the west side of Ormsby Boulevard which is not included as part of this application.
There has been a strong debate both for and against this new planned subdivision. There are generally two sides of the debate: those who want to see more housing in Carson City are for the planned division, and those who want the Andersen Ranch property, which has traditionally been grazing land for cattle, to remain as open space.
However, this year it was also brought to the City's attention that the Andersen Ranch property has created something of a public nuisance after it failed to maintain its property and property lines, which caused acres upon acres of tumbleweeds to become dislodged and make their way onto adjacent residences and roads.
The plan submitted in July for the new subdivision allows for 111 lots with a minimum of 5,000 square feet, and 93 larger lots between 7,700 square feet and 13,569 square feet.
A total of 7.58 acres of open space and 9.64 acres of right of way is also included in the plans.
Previously, there was a plan for the site in the form of the “Vintage at Kings Canyon” project, which was set to develop a 5.6-acre property for an assisted living/congregate care facility as well as homes in 2016.
The area is zoned for Single Family 6,000, Single Family 12,000 and Single Family 1 Acre.
Originally, the Vintage designed 212 single family residential units, a bed congregate care facility, trails, a park, and roads.
This upcoming Friday, Nov. 22, a meeting with the new developer, Christy Corp, is being held at 2 p.m. on the second floor of the Carson City Library, and all interested residents are invited to attend.
